About the Development
Trump
International Hotel & Tower, Toronto, is a joint venture
between Donald J. Trump and Talon International Development
Inc. Located at the corner of Bay and Adelaide in the heart of
Toronto’s financial district, the Tower will be the tallest
and most luxurious residential building in Canada at
70-storeys and over 1,000 feet high. The property features 265
luxury hotel guestrooms and 109 residential condominiums
available for purchase. The building was designed by the
renowned Toronto-based firm of Zeidler Partnerships Architects
and will be built by EllisDon, one of the world’s most
innovative construction services firms.
The Trump
Organization specializes in five-star real estate development
and will operate and mange the hotel. The project will be the
Trump Organization’s fourth Trump International Hotel &
Tower and the first outside the United States. Talon is a
Canadian-based investment company whose shareholders have
holdings in a variety of industries ranging from natural
resources to high technology to real estate development
throughout Canada, the United States and the United Kingdom.

Soaring Past the $100-million mark
Toronto’s
new Trump International Hotel & Tower which will also be
the nations tallest residential structure sales are soaring.
The past few months have seen such interest and produced so
many new buyers that ground-breaking has been moved up from
mid-2006 to sometime in December of this year. “We have now
topped the $100-million mark in sales,” says Barry Landsberg,
director of marketing. “The past three months have verged on
the spectacular as far as sales have gone. We have buyers from
the U.S and buyers from Europe, chiefly Britain”. “We have
even had several who have bought multiple hotel units.
Investors have bought anywhere from one or two suites to five
or ten suites. Demand has been unprecedented”.
The
elegant spire, designed by renowned architect Eberhard Zeidler,
will stretch 70 stories skyward and contain 265 hotel suites
on floors 11 through 31 and 109 residential suites on floors
35 through 70. It will sit on the southeast corner of Bay
Street and Adelaide street west and promises to become an
instant Toronto landmark, as celebrated and photographed as
the CN Tower.
The main
force driving sales is a combination of extraordinary value
and exquisite attention to detail, says Mr.Landsberg.
“Luxury
exceptional quality and enduring value are the three pillars
Donald Trump has built his reputation on,” says Mr.
Landsberg. “Those three strike an immediate chord with
sophisticated international buyers.”
Buyers of
both residential and hotel suites are well aware of the
experience enjoyed by past Trump International Projects. In
New York the flagship trump International Hotel & Tower at
one central park originally offered suites for under US$700 a
square foot. In Chicago, where a new tower is rising from the
former Sun-Times site, original prices were in the US$550 a
square foot range. Today, even though construction is not yet
complete, demand has driven prices to US$1,200 a square foot.
The
project has held surprises. In past Trump international Hotel
& Towers- the original in New York and one underway now in
Chicago- residential units moved more quickly than hotel
suites. In Toronto the reverse seems to be true.
“Residential
suites are selling very nicely indeed, meeting or slightly
exceeding our expectations,” says Mr. Landsberg. “But the
hotel suites are proving surprisingly popular.”
He
suggests part of the reason is the past success of the two
U.S. projects- there are a considerable number of repeat
buyers- and part Toronto’s own rosy economic outlook. Hotel
room buyers see the Trump International Hotel & Tower as
an unparalleled investment opportunity.
“Buyers
recognize that Toronto real estate is undervalued, compared
with other world-class cities,” he says. “We are getting
very, very strong interest from Britain. In fact, quite a few
elite soccer stars have bought.”
On the
residential side, Canadian buyers are coming from as far as
British Columbia, relocated to Toronto through corporate
promotions and drawn to Trump Tower by its location, features
and increasing fame.
“We
have also noticed another trend. Buyers are purchasing
residential units for their investment value. They plan on
renting to well-heeled individuals in the city for mid and
short-term engagements,” he says.
The
majority of residences in the tower ranges from 2,200 and
4,000 square feet and is priced at between $1.7 million and $4
million. Penthouse suites, however, can range up to 7,000
square feet on three levels. Hotel suites are a blend of
studio, one and two bedrooms, priced accordingly.
